Construction Project Manager

Construction Project Manager is needed to perform the following duties: 

 

  • Complete involvement in all the phases of construction project life cycle including but not limited to initiation, planning, implementation, performance and monitoring of residential and affordable housing construction projects.

  • Required to handle the project bidding process that involves producing bid packages that includes preliminary estimation based on the bid sets received, preparation of schedules upon complete analysis of all construction plans for co-ordination of different trades. This also involves meetings and co-ordination with the clients to come up with alternates to reach the required client budget.

  • Evaluation of all the construction drawings (Demolition, architectural, structural, mechanical, sprinkler, plumbing, fire alarm, building pavement plan, electrical, SD and cross connections) and co-ordination with the design team including but not limited to the Architects, MEP Engineer, Structural Designer to analyze any anomalies in the construction plans with respect to the practical implementation of these plans for construction. This also requires a deep co-ordination with the design team to solve all existing conflicts by submission of RFI documents.

  • Manage and oversee the building construction application approval process. Compare and level all proposals received for different trades to analyze the scope and insurance requirements of the project and initiate contractual buy out process for each trade with the selected sub-contractors.

  • Identifies potential problem areas in advance, takes corrective action, advises others of required actions and brings unresolved difficulties to the attention of proper authority.

  • Direct and evaluate site personnel and provide accurate instructions and directions to achieve project goals. Coordinate all inspections and tests on site.

  •  Conduct Site visits and site meetings to discuss the progress and evaluate any construction conflicts.

  • Review all the invoices and requisitions submitted by the sub-contractors for monthly billing with respect to the actual percentage complete and the schedule of values. Create a payment log and submit it to the owners for review and processing of the payment along with lien waivers.

  
Bachelor Degree is required in  Engineering Management or Construction Management.
